Commercial Director, Design & Construction, North America

The Commercial Director position is responsible for oversight of Iron Mountain’s data center construction costs for the region. This includes all activities throughout the project lifecycle. This position will be responsible for providing strategic commercial leadership to estimate, control, and forecast project costs. This position will report directly to the Global Sr. Commercial Director, and will work closely with members of the D&C team, Finance, and the IMDC Leadership Team. Responsibilities: • Lead all commercial and financial aspects of IMDC’s construction projects, including contract support, cost management, change management, and project delivery. • Oversee the preparation of project budgets, including detailed cost modeling, benchmarking, and analysis. • Engage with D&C and the GC to review and recommend all subcontractor buyouts. • Review and report on financial performance and project status to senior management. • Drive accuracy of monthly cash flow projections. • Track all capital approvals to ensure a common understanding of what is approved, pending approvals, and what remains to be requested for all projects. • Help to facilitate project financial systems and project management systems. • Integrate new development sites within the design and construction processes and program. • Review contract documents for execution, liaise with internal teams, and provide support into procurement of design services agreements, equipment awards, and general contractor services agreements. • Advise and intervene appropriately to resolve major contractual claims and disputes as they arise. • Drive continuous improvement initiatives and develop best practices. • Train and develop in-house teams on commercial controls and best practices. • Work collaboratively with internal and external functions (Legal, Finance, Operations, Sales, and 3rd parties). Key Skills, Requirements and Competencies: • Bachelor’s degree in business. • 10+ years of progressive experience in real estate construction and project costing, preferably with data center experience. • Strong written and verbal communication skills. • Experience with systems and system implementations, specifically with Oracle, Procore, Google product suite, MS Excel. • Strong analytical skills needed to synthesize large quantities of data, identify trends and drivers, and distill them into insightful analysis for senior management. • Passion for driving and delivering results acting as a financial agitator to provide valuable performance analysis and reporting on a timely basis to help facilitate decision making.
